How to Estimate a Flooring Job Without Eating the Subfloor
Flooring bids fail underneath — literally. The finish floor is the easy math; the money leaks through what's below it and around its edges. Here's a field method that prices the whole assembly.
Step 1 — Measure by room, keep rooms separate
Length × width at the extremes, closets included, doorways noted. Keep each room its own line: waste differs by room, prep differs by room, and the customer will inevitably ask "what if we skip the office?" Separate lines mean that answer takes seconds.
Step 2 — Waste by pattern, not habit

Step 3 — Open the floor question before you price it
What's coming up, and what's under it? Tile over backer tears out at triple the labor of glued-down vinyl. Then the subfloor: walk it, mark soft spots, and check flatness where large-format tile or rigid plank is going. Price prep as its own lines — tear-out and disposal by area, leveling as a base allowance plus a per-bag unit price for overage. The unit price is what turns "we found more dips" into a signed change order instead of an argument.
Step 4 — Count the pieces rooms don't show
Transitions and terminations are counted, not derived: reducers, T-molds, stair nosing per tread, quarter round by linear foot, baseboard pull-and-reset if that's the plan. Add toilet pulls, appliance moves, and furniture handling as explicit lines. None of them is big; together they're the margin.
Step 5 — Labor at your production rates
Your install rate per square foot is trade- and layout-specific: LVP straight lay vs. herringbone vs. mosaic tile are different days. Track a few jobs per category and use your numbers. Then apply overhead and margin with the divide method — cost ÷ (1 − margin) — not cost × margin, which always under-prices. Check yours on the free margin calculator.
