How Much to Charge for Painting a Room — the Method, Not a Magic Number

Every painter has been asked "what do you charge for a room?" The honest answer is a method, because a 12x12 bedroom with sound walls and an empty floor is a different job from the same room with furniture, a popcorn ceiling patch, and glossy oil trim. Here's the method, with a worked example you can adapt to your numbers.

The formula

Price = (labor hours × loaded hourly cost) + materials + prep lines, then ÷ (1 − target margin). Loaded cost means wage plus taxes, insurance, and overhead share — what an hour actually costs your business, not what you'd like to earn. Worked example: 12x12 bedroom, walls only

Change any input — your speed, your paint, heavy patching, a ceiling — and the number moves. That's the point: the method survives every room; a flat number doesn't.

Where room pricing goes wrong

Borrowed production rates. The internet's 150–350 sq ft/hour range is a spread of different businesses. Time yourself for a week; your rate is the only one that prices your jobs.

Prep as a shrug. "A little patching" priced at zero is margin donated. Separate lines for patching, caulk, stain-sealing, and deglossing keep the price defensible and set up the change order when the wallpaper surprise appears.

Margin math done backwards. Cost × 1.35 is not a 35% margin — it's 26%. Divide by (1 − margin) instead; on the room above the difference is about $70. Every room, every year.
